535 Carlton said to be "in the heart of Brownstone Brooklyn"

Well, we've come a long way from that May 2006 brochure "A Vision for Downtown Brooklyn," haven't we? Well, power defines reality, right?

As shown in the screenshot below, the rental tower 535 Carlton is being pitched as "NEW RENT STABILIZED APARTMENTS IN THE HEART OF BROWNSTONE BROOKLYN":
Create a comfortable, inviting home filled with natural light flowing in through the large windows of every 535 Carlton residence. Enjoy views of Manhattan, Pacific Park and tree-lined brownstone Brooklyn along Dean and Carlton. Bring family and friends together in a space designed to be lived in, in a luxury building that always considers its residents and their loved ones.

The neighboring streets to the south and west are, indeed, brownstone Brooklyn, though Dean Street contains some converted and extant industrial buildings.

That "eight-acre park"

The pitch continues:
Brooklyn, New York’s creative nexus, is known for its art, music and innovative entrepreneurs. It is also known for its tree-lined streets, world renowned restaurants and shopping. At Pacific Park Brooklyn, residents live in an urban oasis with a leafy eight-acre park, while having access to everything that makes New York the greatest city in the world.

That "park" won't be done until 2025, at best.

Interestingly enough, the official fact sheet for Pacific Park Brooklyn maintains the old claim about "downtown Brooklyn," but says, with more accuracy, that it will include "8 acres of publicly accessible open space," not a park:
